Owens Corning Flashing Replacement: The Riverside Owner’s Guide
Owens Corning flashing replacement in Riverside typically runs between $450 and $1,200 installed, depending on how many linear feet failed and whether the surrounding shingles need to come up. We stock Owens Corning-compatible flashing on our trucks, and most single-area replacements are done in one visit. You usually find the problem the same way most Riverside homeowners do: a water stain on the ceiling after a Santa Ana-driven rain, or granules collecting in the gutter below a valley, or a dark streak running down an exterior wall near a chimney. The flashing gave out long before you noticed it. By the time water shows up inside, the metal has been compromised for months.
Which Owens Corning Models This Applies To
Flashing is not tied to a specific shingle line, so this applies whether your roof carries Owens Corning Duration, Oakridge, Woodmoor, or Berkshire shingles. The flashing works as the transition layer where the roof plane meets a vertical surface: chimneys, skylights, walls, dormers, valleys, and vent pipes. Owens Corning shingles are dimensionally consistent across their Duration and Oakridge lines, which means standard step flashing, counter flashing, and valley metal all mate cleanly with the shingle profile. The real compatibility question is not shingle-to-shingle. It’s flashing-to-surface: masonry versus stucco versus siding, and whether the original installer cut the flashing to match the shingle exposure. In Riverside, we regularly pull flashing from original builds and find the metal was undercut to save material, leaving a half-inch gap that let water ride the underlayment into the decking.
When we replace Owens Corning flashing, we match the gauge and profile to what the area requires. Most Riverside homes built after 1990 use 26-gauge galvanized steel or aluminum step flashing. South-facing chimney saddles and valleys sometimes take 24-gauge for the extra rigidity against the kind of wind-driven rain we get in the fall. We carry OEM Owens Corning accessories where they matter, and we’re direct about when a quality aftermarket equivalent does the same job for less. No guesswork. The price goes on paper before we touch the roof.

Signs Your Owens Corning Flashing Replacement Is Failing
- Water stains on ceilings or upper walls after rain. This is the classic tell. When step flashing fails along a wall or dormer, water travels down the roof deck and pools at the first seam it finds. By the time you see the stain, the flashing has been leaking for at least one full wet season.
- Dark streaks or efflorescence on brick or stucco near the chimney. Rust from corroding counter flashing leaches into the masonry and leaves brown or white mineral trails. We see this constantly on Riverside chimneys that face southwest, where UV exposure has cooked the sealant and let moisture sit against the metal.
- Curling or lifting shingles around a vent pipe or skylight. When the flashing boot dries out and shrinks, it pulls on the surrounding shingles. You’ll see a raised ridge around the penetration. That’s the flashing losing its grip, not a shingle problem.
- Granules in the gutter concentrated below a valley. Valleys carry more water than any other part of the roof. When the valley metal is undersized or has corroded through, shingle edges along the valley erode faster and drop granules in a straight line below the seam.
- Daylight visible in the attic around a chimney or wall intersection. Go up with a flashlight on a bright day. If you see light at the seam where the roof meets a vertical surface, the flashing has separated or was never stepped correctly. That’s an open channel for water.

AfterReplacement Cost & What’s Included
In Riverside, you’ll pay roughly $450 to $700 to replace flashing around a single pipe boot or skylight, $600 to $1,000 for a chimney saddle and counter flashing, and $900 to $1,200 for step flashing along a full wall or dormer run. The spread comes down to three things: linear feet of metal, how much shingle removal is required to reach the damaged section, and whether the decking underneath needs repair. About 40% of the flashing jobs we open up in Riverside have some degree of decking rot because the leak ran long before anyone caught it.
Every Brennan Roofing Co Riverside estimate includes parts, labor, disposal, and any decking repair we can see before we start. If we open the roof and find additional rot, we stop and show you a photo. The new price goes in writing before we proceed, and it does not move at the door. All work is backed by the 365-Day Done Right Promise: one full year in writing, and if the repair fails in that window, we come back at no charge.
DIY or Call Us?
Flashing replacement sits at the edge of what a homeowner can safely attempt. You can absolutely inspect it: look for lifted shingle tabs, rust trails, and gaps where the metal meets a wall. If you find a small gap around a pipe boot, a bead of high-quality urethane sealant can buy you a season. That’s a fair temporary move. What you should not do is get on a sloped roof and start cutting out step flashing behind existing shingles. That work requires removing shingles in sequence, bending new metal to the correct angle for the roof pitch, and re-nailing without compromising the water barrier. Get it wrong and you’ve turned a $600 flashing repair into a $3,000 decking replacement. Riverside’s heat also bakes sealant fast, so what looks like a sealed seam in September is a cracked seam by March. If the flashing is visibly rusted, warped, or pulling away, call (341) 208-3988 for a free estimate. We will tell you what it costs before anything happens.
FAQs
Flashing typically lasts 15 to 25 years in Riverside, depending on metal gauge, sun exposure, and whether the original installer used compatible materials. South-facing and southwest-facing flashing degrades fastest because our UV index is extreme and the Santa Ana winds drive rain sideways into seams that would never leak in gentler climates.
Sometimes, but not for long. Small gaps around a pipe boot or a minor seam separation can be sealed and hold for a season or two. But once the metal is rusted through, warped, or has pulled away from the wall by more than a quarter inch, sealant is a bandage on a structural problem. We’ll tell you honestly which situation you have, and the estimate always includes the price for the repair that actually holds.
Most single-area flashing replacements take one visit, usually four to six hours for a pipe boot or chimney saddle. Full wall step flashing runs can take a full day if we’re removing multiple shingle courses. We show up inside the promised window, background-checked and in uniform, and the job gets finished before we leave.
We stock Owens Corning-compatible step flashing, counter flashing, valley metal, and pipe boots on our trucks. We also carry accessories for GAF and CertainTeed roof systems. If your home needs something outside the standard sizes, we source it same week and the price is quoted before we order. Call (341) 208-3988 and you’ll get a live person, day or night.
