We lifted the tile, replaced the underlayment, and reset everything with new flashing at the valleys and pipe jacks. The homeowner kept their existing tile, which saved them thousands versus a full replacement, and the roof is now watertight for the long haul.

Two layers of shingles add weight and hide exactly what’s going on at the decking. A wind event in La Sierra lifted a section of shingles and tore flashing away from a chimney.
